Skagit County Multifamily Market at a Glance

Skagit County’s multifamily market remains active in August 2026, with 27 properties currently listed for sale and seven already under contract.

Only four new multifamily properties came to market during the previous 30 days, while seven moved into pending status. Buyers are still making moves even as the flow of new inventory remains relatively limited.

Current asking prices range from $345,000 to $2,650,000, creating a broad market that includes smaller duplex and triplex opportunities as well as larger multifamily investment properties.

Mount Vernon continues to lead the county in both inventory and new listing activity, followed by Sedro Woolley and Burlington.

August 2026 Market Snapshot

As of August 15, 2026, Skagit County had 27 active multifamily listings on the Northwest MLS.

Four new listings entered the market during the previous 30 days.

Seven multifamily properties were pending.

Current asking prices range from $345,000 to $2,650,000.

The highest priced active property is a multifamily listing on S Front St in Mount Vernon, currently offered at $2,650,000.

The relationship between new and pending properties is one of the more interesting numbers this month. Seven properties moved into pending status while only four new listings entered the market during the previous 30 days.

Multifamily Activity by City

Multifamily inventory is not evenly distributed across Skagit County. Mount Vernon currently accounts for the largest share, while Burlington offers some of the lower priced opportunities and Anacortes remains a much tighter market.

Mount Vernon

Mount Vernon currently has 12 active multifamily listings priced from $525,000 to $2,650,000.

It is the largest multifamily market in Skagit County by current listing count, with opportunities ranging from smaller side by side duplexes to larger multi unit investment properties near downtown.

Mount Vernon also accounted for all four of the county’s new multifamily listings during the previous 30 days.

Sedro Woolley

Sedro Woolley currently has 7 active multifamily listings ranging from $575,000 to $1,360,000.

Several are located near Woodworth Street and Munro Street, putting them within walking distance of downtown Sedro Woolley.

With seven active properties, Sedro Woolley currently represents the second largest concentration of multifamily inventory in Skagit County.

Burlington

Burlington has 4 active multifamily listings ranging from $499,000 to $650,000.

That pricing gives Burlington some of the more accessible multifamily opportunities currently available in the county.

Its location along the I 5 corridor also makes Burlington an important market for investors evaluating access to employment, transportation, retail, and the broader Mount Vernon and Burlington rental market.

Anacortes

Anacortes currently has 1 active multifamily listing priced at $687,000.

Inventory is considerably tighter here than in Mount Vernon, Sedro Woolley, or Burlington, giving buyers fewer multifamily properties to choose from at any one time.

The remainder of Skagit County’s active multifamily inventory is located in Marblemount and Concrete, bringing the countywide total to 27 active properties.

Newest Skagit County Multifamily Listings

Four multifamily properties came to market in Skagit County during the previous 30 days, and all four are located in Mount Vernon.

The newest is a property at 1720 S 6th St, listed at $560,000.

Two properties on S 22nd Ct also entered the market, including 930 S 22nd Ct at $595,000 and 903 S 22nd Ct at $605,000.

At the higher end of the newest inventory is a fourplex at 321 N 4th St, listed at $1,199,000.

The concentration of all four new listings in Mount Vernon reinforces the city’s position as the center of current multifamily activity in Skagit County.

What the August Numbers Tell Us

The number that stands out this month is the relationship between new and pending properties.

Four multifamily listings came to market during the previous 30 days, while seven moved into pending status.

That does not mean every property will sell quickly or at its asking price. It does tell us that buyers are actively putting Skagit County multifamily properties under contract.

At the same time, investors are looking beyond the list price.

Rental income, operating expenses, current leases, vacancy history, deferred maintenance, financing costs, property condition, and future rent potential can all influence what a buyer is willing to pay.

Two properties with similar asking prices can represent very different investment opportunities once the income and expenses are examined.

What Buyers Should Be Watching

For buyers, the first question should not simply be, “What is the asking price?”

The more important question is, “What am I actually buying?”

Current rents, vacancy history, lease terms, operating expenses, property taxes, utilities, maintenance history, and upcoming capital improvements all affect the performance of a multifamily property.

Location matters too.

A duplex near downtown Mount Vernon should not automatically be evaluated the same way as a fourplex in Burlington, a multifamily property in Sedro Woolley, or an investment property in Anacortes.

Rental demand, access to I 5, nearby employment, surrounding residential values, property condition, and tenant profile can all influence long term performance.

Buyers should evaluate both the real estate and the income stream.

What Sellers Should Know

Seven pending multifamily properties show that buyers are still active across Skagit County.

But active buyers do not necessarily mean easy sales.

Today’s multifamily buyers tend to examine the numbers closely. Sellers who are considering coming to market should be prepared with accurate rent rolls, current leases, operating expenses, utility information, maintenance records, recent improvements, and information about known deferred maintenance.

Clear records can make a property easier to evaluate and help buyers understand its actual performance.
