Fall is settling in here in Bellingham, and the housing market feels pretty balanced right now.
Buyers have more homes to choose from than they did earlier in the year, and good homes are still selling. In fact, one out of every four homes that sold in September was under contract within its first 10 days on the market.
Here’s a look at what happened in September, based on NWMLS data for homes and condos with Bellingham addresses.
Bellingham Housing Market Snapshot
A total of 104 homes and condos sold in Bellingham in September, with a median sale price of $662,500.
Single-family homes had a median sale price of $709,500, while condos came in at $354,500. If you’re looking at single-level living, our guide to 55+ condos in Cordata has more detail.
The median home spent 33 days on the market, and plenty moved much faster. About one in four sold within 10 days.
Homes sold for an average of 98.4 percent of their final asking price. Of the 104 sales, 46 closed at or above asking, which is about 44 percent.
For single-family homes, the median price per square foot was about $412.

How Much Inventory Does Bellingham Have?
There are currently 419 homes and condos for sale in Bellingham.
That includes 294 single-family homes with a median list price of $736,750 and 125 condos with a median list price of $385,000.
Based on September sales, that works out to about four months of inventory.
Anything around four to six months is generally considered a balanced market, and that’s a pretty comfortable place for Bellingham to be. Buyers have choices and a little more time to make decisions, and sellers with well-priced homes are seeing a steady flow of serious buyers.
Which Price Ranges Are Moving Fastest?
The market gets more interesting when you break it down by price.
| Price Range | Sold in September | For Sale Now | Months of Inventory |
|---|---|---|---|
| Under $500,000 | 25 | 121 | 4.8 |
| $500,000 to $750,000 | 40 | 144 | 3.6 |
| $750,000 to $1 million | 25 | 72 | 2.9 |
| Over $1 million | 14 | 82 | 5.9 |
Right now, the $750,000 to $1 million range is moving the fastest, with just under three months of inventory.
The $500,000 to $750,000 range had the most sales in September, with 40 homes sold.
Three-bedroom homes were also the most common sale, making up nearly half of the homes that sold during the month.
What Is Happening in Sudden Valley?
Sudden Valley had 12 home sales in September, with a median sale price of $566,000.
The median time on market was 25 days, and five of the 12 homes sold above asking.
There are currently 44 homes and condos for sale in Sudden Valley.
If you’re considering the area, our guide to moving to Sudden Valley covers the community, the homes and what we think buyers should know before making a move.
What Does This Market Mean for Buyers?
I think buyers have a little more breathing room right now.
There are more homes to choose from, and buyers have more time to compare options before making an offer. About 42 percent of the homes currently for sale have already had a price adjustment.
The best new listings still get plenty of attention. For homes that have been on the market a little longer, there’s often more room for a conversation about price and terms.
Fall is also one of my favorite times to look at homes in Bellingham. There’s usually a little less competition than in spring, and you get to see homes in fall weather and fall light, which gives you a really complete picture of how a home lives year-round.
We also put together a guide to the best time to buy a home in Bellingham if you’re deciding when to start looking.
What Does This Market Mean for Sellers?
The biggest thing I see in these numbers is that buyers are still responding quickly when the right home comes on the market.
One in four September sales went under contract within 10 days, and 44 percent closed at or above the asking price.
With buyers seeing more options, pricing matters.
The homes that move quickly are the ones that are well prepared and feel like a great value from the day they hit the market.

Overall, September looks pretty steady.
Buyers have more choices. Sellers still have serious buyers in the market. And good homes that are priced well are getting attention quickly.
Every neighborhood has its own story, too.
A waterfront home on Lake Whatcom is a completely different market from a condo downtown, a house in Edgemoor or a home in Sudden Valley. That’s why Josh and I like to look at the numbers for your particular home or the neighborhood you’re considering, so you get the clearest picture.
