When Is The Best Time To Buy A Home In Bellingham?

July 7, 2025 by Jolene

Thinking about buying a home in Bellingham?

Let’s talk it through.

Right now, in 2025, the Bellingham real estate market is changing. There are more homes for sale, prices are steady, and sellers are more open to working with buyers. That means you’ve got more time to look and more homes to choose from.

What’s Happening in the Market Right Now?

Here’s what we’re seeing in Bellingham:

  • More homes are for sale. Inventory is up 60 percent from last year.
  • Prices are holding steady. The average sold price is about $844,000.
  • Homes are taking longer to sell, about 41 days on the market.
  • Interest rates are around 6.5 to 6.75 percent. Some programs can help lower your rate, like seller credits or temporary buy-downs.

In short, you have more options, less pressure, and more time to decide.

What’s the Best Season to Buy?

Every season has its own rhythm, and each one comes with ups and downs.

Spring and summer are the most active seasons.

Pros: More homes hit the market, longer days for showings, and everything looks its best.

Cons: More buyers means more competition and sometimes higher prices.

Fall and winter are slower.

Pros: Less competition and more room to negotiate.

Cons: Fewer listings and shorter daylight hours to see homes.

So the right time to buy really depends on what matters most to you—more choices or better deals.

The Best Time Is When You’re Ready

There’s no perfect month or magic season. The best time is when you’re ready.

Are you prepared financially?

Do you know what kind of home you want?

Are you ready to take the next step?

If you are, then now could be the right time. Waiting for the “perfect” market might mean missing out on the right home for you.
