If you’re curious about your home’s current market value and want to sell it, you may have looked at online estimates on websites like Zillow, RedFin, and Realtor.com. However, these estimates are only sometimes accurate.
There are two options to determine the actual value of your home.
Computer Estimate
The first option is to use online computer-generated estimates. You can input your home’s information, and the website generates an estimate based on a set algorithm. While this is quick and easy, it only considers basic information such as square footage, number of bedrooms, bathrooms, garages, etc.
Real Estate Agent
The second and best option is to connect with a real estate agent who can provide you with a Comparative Market Analysis (CMA). This process involves finding recently sold homes similar to yours, usually within ninety days. The agent considers your home and the competition and conducts a walk-through to learn more about your home’s size, quality, location, and condition. The agent will evaluate all the factors mentioned and can make adjustments based on the differences or similarities between the properties.
A CMA by a licensed real estate agent uses more data and information than just raw numbers, adding the benefit of local knowledge. It is a consistently more accurate and reliable option than online estimates.
