Whatcom County Housing Market Update | August 2025

The Whatcom County real estate market is entering a new season. After years of fast-paced appreciation and limited supply, buyers and sellers are finding a healthier balance in 2025. August’s numbers from the Northwest Multiple Listing Service (NWMLS) show more homes coming to market, steady buyer interest, and prices that remain strong.

This update covers four key areas: Bellingham, Ferndale, Lynden, and Blaine. Together, these communities make up the heart of Whatcom County’s housing market.

Bellingham Housing Market Update

Bellingham remains the anchor of Whatcom County real estate.

  • New Listings: 151 (up nearly 28% from last year)
  • Active Listings: 317 (up 41% year-over-year)
  • Pending Sales: 101 (slightly lower than 2024)
  • Closed Sales: 87 (down modestly year-over-year)
  • Median Price: $625,000 (just 1.6% softer than last August)
  • Months of Inventory: 3.64 (up from 2.13 in 2024)

Bellingham continues to see demand thanks to its proximity to both Seattle and Vancouver, BC. While inventory has grown, prices remain remarkably steady. For buyers, this means more options. For sellers, homes that are priced and presented well are still moving quickly.

Ferndale Housing Market 

Ferndale has become one of the most attractive alternatives to Bellingham, offering newer neighborhoods, great schools, and excellent freeway access.

  • New Listings: 53 (up 8%)
  • Active Listings: 101 (up 12%)
  • Pending Sales: 34
  • Closed Sales: 28
  • Median Price: $570,000 (down slightly compared to last year)
  • Months of Inventory: 3.61

What stands out in Ferndale is affordability compared to Bellingham. With a median price under $600,000, families and first-time buyers are finding opportunity here. Builders have also been active, giving buyers access to modern homes and planned communities. Sellers can feel confident that Ferndale remains a growth market with long-term appeal.

Lynden Housing Market 

Lynden continues to shine as one of Whatcom County’s most stable communities. Its Dutch heritage, family-friendly environment, and strong community life keep demand high.

  • New Listings: 51 (up 54% year-over-year)
  • Active Listings: 94 (up 58%)
  • Pending Sales: 27
  • Closed Sales: 31 (slightly higher than 2024)
  • Median Price: $585,000
  • Months of Inventory: 3.03

Lynden remains a sought-after destination. People appreciate the small-town charm, while buyers relocating from outside the county are drawn to the area’s mix of rural beauty and  amenities. Homes continue to sell well when priced correctly, showing that Lynden’s appeal is long-term.

Blaine & Birch Bay Housing Market

Blaine and Birch Bay offer something unique in Whatcom County: coastal living at a price point lower than many nearby communities. From gated neighborhoods like Semiahmoo to beachfront cottages, the diversity of housing draws buyers year-round.

  • New Listings: 52 (up 18%)
  • Active Listings: 132 (up 31%)
  • Pending Sales: 30
  • Closed Sales: 28
  • Median Price: $532,500
  • Months of Inventory: 4.71

Inventory is higher here than in other parts of the county, which is good news for buyers seeking choices. At just over $530,000, the median price makes Blaine and Birch Bay attractive for vacation homes, retirees, and those looking for lifestyle properties with access to golf, marinas, and beaches.

For Buyers

The 2025 market is one of opportunity. More listings mean more choices, and prices are holding steady across most communities. Instead of bidding wars and rushed decisions, buyers now have the ability to carefully select the right home and negotiate terms that work for them.

For Sellers

Homes are still selling at strong values. The difference today is strategy. Sellers who price their homes competitively and invest in presentation—professional photos, staging, and online marketing—are finding success. The key is standing out in a market with more listings available.
