In June 2026, Bellingham’s median home price held steady at $695,000 while active inventory rose 6.4 percent and closed sales climbed 19.8 percent compared to June 2025. Across Whatcom County, the median sale price came in at $599,000 with active listings up 5.38 percent year over year.
June was another strong month for the Bellingham housing market. Inventory continued to improve, home prices remained remarkably steady, and buyers stayed active throughout Whatcom County heading into one of the busiest stretches of the year for real estate.

Bellingham Housing Market Snapshot
Bellingham had 190 new listings and 298 active listings in June 2026. The median sale price was $695,000 with 2.46 months of inventory, and 128 homes went pending while 121 closed.
Bellingham continued to lead Whatcom County in residential activity. Compared to June 2025, active inventory increased 6.4 percent and closed sales climbed 19.8 percent, while the median sale price held exactly where it stood a year ago. That combination tells a positive story, a sign of a market finding its balance rather than cooling off.
Whatcom County Housing Market Snapshot
Whatcom County had 525 new listings and 1,038 active listings in June 2026. The median sale price was $599,000 with 3.27 months of inventory, and 330 homes went pending while 317 closed.
Year over year, active listings increased 5.38 percent and closed sales rose 18.28 percent, while the median sale price changed very little from June 2025.
Inventory Continues to Improve
One of the biggest stories this month is inventory. For the second year in a row, buyers are seeing more homes available than they did the previous summer, without the frantic pace that defined the market a few years back.
Buyers Continue to Stay Active
Closed sales increased nearly 20 percent compared to June of last year, an encouraging number that shows buyers are continuing to move forward despite changing mortgage rates and a larger selection of homes to sort through.
